New Home Design & Drafting

All new home plans start with the floor plan because it dictates the rest of the design. We make sure to get room sizes where they need to be. Once you approve the floor plans, we will move onto the exterior drawings that show how the house will look from all external sides.
When the drawings are complete and all the relevant documentation is in place, you are then in a position to tender your new home design to your preferred builder.

Home Renovations & Additions
In order to design, draw and develop renovation or house addition plans, we often need to undertake a site visit. We first need to gather measurements of the existing property in the form of a “measured building survey”, which allows us to start working on drawings and plans.
Home Renovations: These typically involve a bathroom or kitchen and depending on your council, they might need approval. However, it is still recommended that you use a designer or draftsperson to design your perfect renovation to avoid complication and heartbreak.
Home Additions: If you love your home and location but are running out of space, then a home addition not only increases space but also value to your home. We take the time to access your current house and help develop your addition into working drawings.
Garage Conversions: If you are considering converting your garage for storage or something unique such as an extra living room, then a garage conversion is a straightforward and cost-effective way to add living space.

Change of use
Retrospective approval
There are lots of reasons that you might need to lodge a retrospective council approval. You might have purchased a home which had work performed that was not approved or you engaged work to be done unaware that you needed an approval. Regardless of the reason Kevin Raykos Designs can help you with the retrospective council application.
Different Perth councils have different building requirements and simple things like retaining walls can often require building approval. If you have been notified by your local council that you have an un-approved structure then you must act quickly to avoid a removal notice.
